Formula

Net wall area = perimeter × height × (1 − openings)
Drywall sheets = ceiling((net wall area + ceiling area) × layers × (1 + waste) ÷ 32)
Paint gallons = ceiling((net wall area + ceiling area) × coats ÷ 350)

What the result means

The takeoff covers wall and ceiling finish surfaces, wall insulation, flooring, and finish paint. It does not include framing changes, fire-rated assemblies, mechanical systems, cabinets, or exterior door infill.

Garage conversions often have code-specific fire separation, insulation, egress, moisture, and floor-height requirements. Confirm the assembly before purchasing.

Example calculation

For a 440 sq ft garage with 86 ft of 8 ft walls, 12% openings, one drywall layer, and 10% waste:

Net wall area = 86 × 8 × 0.88 = 605.44 sq ft
Drywall = ceiling((605.44 + 440) × 1.10 ÷ 32) = 36 sheets

Tips for better results

  • Measure the actual inside perimeter after planned door infill.
  • Confirm whether the garage-house separation requires additional drywall layers.
  • Use product-specific insulation coverage and cavity depth for final orders.
  • Add floor-leveling or subfloor materials separately.
  • Treat primer, specialty coatings, and textured ceilings as separate paint allowances.

Frequently asked questions

Does the drywall estimate include the garage ceiling?

Yes. It includes the entered floor area as ceiling area plus net wall area.

Is insulation estimated for the ceiling?

No. The displayed insulation area covers walls only because ceiling assemblies vary widely.

Why is paint not increased by the waste percentage?

Paint is calculated from coverage and whole-gallon rounding; application loss should be reflected in the coverage assumption if needed.

Can this calculator handle a two-layer fire-rated wall?

Set drywall layers to two, but confirm the exact tested assembly and which surfaces require it.

Are materials for closing the garage door opening included?

Only indirectly in net wall finish area. Studs, sheathing, exterior cladding, windows, and structural details are not included.
